Renovation of 120-year-old farm home secures a $5 million profit on Dream Listing Byron Bay

In a property market as hot as Byron Bay's a renovation can add a string of zeros to your sale price.

And Dream Listing Byron Bay real estate agent Braden Walters is no stranger to that concept.

In Episode 1 of Dream Listing Byron Bay, which you can watch for free on 9Now, Braden showed off Glen Ferney Farm a property that was purchased back in 2020 for $2.7 million.

Braden invited real estate protégé Adam Jones to show him around the property.

Looking around, Adam was blown away and thought the Glen Ferney Farm must be a new build, but he was very wrong about that.

"Believe it or not its a 120-year-old house," Braden revealed.

The agent explained that since its purchase in 2020, the house has undergone a $300,000 renovation.

"They [the owners] have done such an amazing job," Braden said.

"When we first bought this for them, the whole grounds were all overgrown. It needed a lot of repair work."

Braden explained that instead of a whole knock down and rebuild, the owners gave the original property a makeover.

"They've used basically the bones of the house and made what was old, new again," he told the cameras.

"It's like a brand new house."

The renovated house now features smart black floorboards, Caesarstone benchtops and gas cooktops.

"This is an entertainer's dream now," Braden raved.

Braden was certain the $300,000 renovation would pay off and he hoped to get a high-end buyer for the property as there's "nothing else like it" in the Byron Bay area.

Adam guessed they could sell it for a price in the mid $6 million mark, while Braden thought a price of $7.5 million was in reach.

"What's that? About a million for every hundred grand they've spent," Adam calculated.

Glen Ferney Farm's value sky rocketed from $2.7 million to an eye-watering $7.5 million in just two years – that's a whopping profit of almost $5 million.

And it's not a bad price for Braden either who can make as much as $120,000 in commission for selling the property.

Not only is the house breathtaking, but it's in a pretty enviable location.

"You've got one Hemsworth up on the hill and you've got the other Hemsworth down by the beach," Braden beamed.

"Who doesn't want to be nestled in between those two guys?"
