LJ Hooker Bankstown has apologised for a raunchy marketing video that saw two dancers twirl and prance their way through a property in Padstow.

The two-minute video was a tightly choreographed affair, involving a man swanning into the four-bedroom house, prowling towards the front door before meeting his dance partner.

The video very quickly made the rounds on social media on Wednesday -- much to the delight of the commissioning estate agent Sam Nadar -- however his parent company were none too pleased with the creative endeavour.

Once inside, the couple do a snazzy ballroom number in the living room, after which the man lifts the woman atop the kitchen bench.

Also said benchtop. YouTube

The guy/fake owner of the home also has a go on the kitchen bench (everyone is doing it), prompting legions of Twitter users to comment that anyone who buys the home will need to disinfect the kitchen island.

They then go on to dramatically enter a few other rooms (and the pool) before gracefully retiring to bed.

Agency LJ Hooker have issued an apology before removing the video.

“LJ Hooker Bankstown is always looking for new ways to market our listings; however, this time we missed the mark,” they said in a statement.

“We live and we learn.”

However, clever people rip YouTube content -- so this "breathtakingly horrific" video can live on forevermore.

Which is exactly what happened, with user Dylan Behan quickly posting the video on his channel.

As of writing, it has over one million views.

Heyo! YouTube

And all deserved, in our opinion, especially in a property market that takes a little something extra to stand out.

“I just wanted to do something different in the industry, and it really, really worked,” Sam Nadar told The Guardian.

Now there's an idea... Twitter

“I did one for a house in Illawong and it broke the record for the area. $3.2 million [and it] sold before auction.”

Nadar, who has been a real estate agent for 12 years, said he always used a different cast of hired dancers and actors for each video.

It's safe to say the internet is divided on whether it's great or terrible.

Fin YouTube

"Video gets attraction to the property, and the whole point of real estate is to get as many eyes as possible on the property.

"It was supposed to be funny.

"Whether it’s funny, it’s rude or its sexy, every video I do is different."

Give the man a raise.
