A man is being treated in hospital for smoke inhalation after a fire destroyed the top floor of a southwest Sydney townhouse.

Emergency services raced to the Canley Heights property at 5.30am on Thursday to find the two-storey townhouse well alight with the roof already collapsed, Fire and Rescue NSW said.

Seven people were evacuated from the townhouse and a 52-year-old man was taken to hospital in a stable condition and treated for smoke inhalation.
