When are The Block auctions for 2026?
The Block 2026 auctions will air on Channel 9 and 9now on Sunday November 1 at 7pm. We’ll be live blogging every moment the finale as it airs on Sunday evening.
The teams are yet to decide on their auction order, which will no doubt play a huge part in how the results play out and who will ultimately walk away the winners for Season 22.
What are The Block price reserves?
In a Block first, due to new legislation in Victoria, the reserve prices have already been revealed to the public.
This also means potential buyers who are considering registering to attend the auctions have a clear idea of what price point these houses are set to sell for.
Earlier this month The Block’s co-host Shelley Craft revealed the reserve prices during an appearance on Today with Sylvia Jeffreys and Tom Steinfort.
In a Block first, Shelley Craft has already revealed the reserve prices for The Block homes, due to a new law in Victoria. Nine
“This is unknown territory of us to know what the reserves are, I do know what they are… keeping tight-lipped about that is really difficult,” she began.
Jeffreys then asked Craft to rip the bandaid off, with Craft responding hesitantly, “Should I reveal them now?”
She then confirmed that all five homes will have the reserve price of $3.45 million with a sale guideline of $3.6 million to $3.9 million.
That is, apart from Rick and Tayla in House 5, who won Week 12 and the prize of $50,000 knocked off their reserve.
The new law in Victoria is an Australian first, and it is now illegal for real estate agents to underquote the reserve price of a property in the days before an auction
Agents will be made to disclose a home's exact reserve price a week before it goes under the hammer in a major overhaul of underquoting legislation in the state.
The updated laws will require agents to publish the actual reserve price at least seven days before auction day.
This is why, for the first time in The Block’s history, the reserves have been publicly revealed prior to Auction Day.
What are the experts predicting for Auction Day?
There’s no denying that the property market is in a tough spot right now and Alice Stolz, Domain National Managing Editor, has weighed in.
“Make no mistake, The Block contestants are facing headwinds from every angle,” she said.
“Over the past three months, while the teams have been building, house prices have been falling, recording their steepest quarterly decline on record. On top of that, interest rates are at a 15-year high.”

There are high hopes for this year’s homes though, due to the location and appeal.
“But these contestants have arguably built some of the most beautiful homes in The Block’s history,” she explained.
“If anything can cut through this market it may well be high-quality, turnkey homes on Mt Eliza’s golden mile. The appeal of these houses runs deep, attracting both owner-occupiers and investors, with the potential for substantial depreciation benefits and negative gearing.”
