9News understands the four residents inside the home were alerted to someone on the premises when the front gate clicked open.

They were then confronted by two men entering from two different doors simultaneously.

One of the intruders was stabbed several times with what is believed to be a samurai sword.

His accomplice ran from the scene while the injured man collapsed a hundred metres down the road.

The 27-year-old stabbed man was rushed to Royal Perth Hospital as a priority and in a critical condition - but died from his injuries this morning.

Three men from the home were taken to Sir Charles Gardiner Hospital with non-life threatening injuries, and have since been discharged.

The stabbed man was one of two intruders. 9news

A woman who was also in the house escaped injury, while another woman was asleep in a car outside.

Police spent more than eight hours collecting evidence from the scene, including several weapons found inside the home.

Guildford Road was closed to traffic causing congestion in the area as residents tried to drive to work.

The second offender has not yet been found.

Police have notified the dead man's family and investigations are continuing.
