This is what $45 million gets you: heart stopping views of Sydney Harbour, five bedrooms, an eight car garage, a cinema room, guest quarters, a gym, a pool and all the high-tech gadgets you can handle.

Retail king Brett Blundy has put his waterfront Rose Bay mansion on the market, with the expectation it could go for a cool $45 million.

He purchased the property three years ago from IT entrepreneur Neill Miller and his wife Katherine for $32 million, with agents eagerly awaiting to see the results and determine what it would mean for the Sydney housing market.

While there are indications of a slump in Sydney’s housing market, there appears to be no slowing the high end mega mansion sales in recent years.

A $45 million sale would represent a 50 percent jump in trophy home values in just three years, according to Fairfax Media’s Domain.

It’s been several years of big figures in Sydney – in 2014 there were more than six sales around the $30 million mark.

Last year mogul James Packer sold his non-waterfront property to an Australian-Chinese businessman for $70 million, and on New Year’s Eve a Vaucluse mansion went for $52 million.

So what does $45 million buy you in Sydney? Plenty, as it turns out.

Mr Blundy’s Rose Bay property, designed by Sydney architects David Walker and Peter Janks, boasts a level garden, a waterfront swimming pool, gym and five bedrooms.

It’s also uniquely positioned and stands alone with no rear neighbours. And having been commissioner by an IT innovator it is understood to be home to a range of electronic gear, including a top notch cinema setup.

Not to mention the views.

This weekend is the first opening for the property, which has been listed with Sotheby’s International, who has listed the property in conjunction with Brad Pillinger, of Pillingers.
