High-rise towers and retail space planned for Gold Coast shopping centre redevelopment
A significant redevelopment proposal has been lodged to transform an aging Gold Coast shopping centre into a mixed-use precinct featuring three residential towers and a revitalised retail space.
The proposal, if approved, would see the current single-level Benowa Gardens centre replaced with a high-density development.
The proposed development includes residential apartments, retail outlets, food and beverage services, healthcare facilities and recreational areas.

The design aims to integrate living, shopping and dining within a single location, mirroring urban development trends observed in other cities.
"You have high-density residential above and this really lovely, vibrant, retail, urban village below," a spokesperson said.
However, the proposed height of the development is exceeding current planning regulations.
The three towers, planned to be named Carrara, Benowa and Ashmore, reflecting the surrounding road names, could also lead to increased traffic congestion in the area.

"We're working really closely with traffic engineers to look at what those impacts will be, how we can mitigate those impacts by changing signals, extending lanes," a spokesperson said.
The development application is now subject to community consultation before being presented to council for consideration.
