A woman remains in a critical condition after falling from the third floor of a unit block in a balcony collapse during a house-warming party in Melbourne's southeast.

Emergency services responded to the collapse on Toorak Road, South Yarra, late on Saturday night, extracting the woman from the rubble before she was taken to hospital.

The 27-year-old woman had her fall broken by trees, the Metropolitan Fire Brigade said in a statement.

"We actually thought she had died. There were a lot of police taking down reports," witness Charlotte Knightly told 9NEWS.

The woman remains in a critical but stable condition in The Alfred hospital.

Residents in the block have been warned to avoid their balconies until an inspection by engineers.
