A Sydney gym owner says she's devastated after an excavator smashed through the wall of her business.

Jess Zukowski, who owns the Booty Parlour in Balgowlah on Sydney's northern beaches, said nobody was inside because she had closed for the day to celebrate her birthday.

But now, the entire building will have to be flattened.

The excavator was working on the site next door, on the corner of Sydney Road and Woodlands Street, when it smashed into the building yesterday afternoon.

There was one people in the massage operator on the building's top floor, but they were not hurt.

Ms Zukowski was told she wasn't allowed inside and that the damage was so bad the building was in danger of collapse.

"It's been a really good space for us. It was the original gym - we now have a second one," an emotional Ms Zukowski told 9News.

She added there had been "lots of fun times and good memories".

Sydney Road remains closed in both directions between Woodland Street and Condamine Street in Balgowlah, with buses and traffic re-routed.

9News has contacted the construction company, which was working on a site formerly home to a bottle shop.

Acting Sup Int. Jason Reamer from Northern Beaches Police said it was "extremely lucky" noone was hurt.
