A tiny Brisbane cottage has sold for close to $1 million – despite not having an inside toilet or even separate bedrooms.

The home’s young buyers, who paid $960,000 for the house, are optimistic their purchase is worth its weight in potential.

The building’s agent, Scott Darwon, agrees with them.

"On paper it does seem really expensive, but there is actually a lot to offer," Mr Darwon told Domain.com.au.

The 224 square-metre property boasts an outside toilet and studio-style living space.

However, it comes with pre-approved plans for a designer three-story home.

The area, Mr Darwon said, is strictly regulated and rarely are residents allowed to develop.

It is unknown when work on the home will begin, but he said he believes some work will begin sooner rather than later.

“I imagine one of the first things they’ll do is build an internal toilet,” he said.
