Adelaide's most expensive streets have been revealed in new real estate data, with some worth double the value of the suburb they're in.

One such location is Gawler Street in Lightsview, with a median value of $1.3 million – double that of the suburb.

"You always purchase a house and expect its value to increase, and it's good news for everyone in the street," local resident Kevin said.

The street's appeal has been attributed to its collection of former display homes, which, according to Kevin, are all relatively new.

"It isn't really possible to build at quite the same price as we were able to build a couple of years ago," real estate agent Nerida Conisbee said. 

"As a result, we are finding homes that are a couple of years old are seeing very good price growth at present."

According to the new data from Ray White, Lomond Circuit in Mawson Lakes is nearly double the suburb average, and while the median house price in Malvern is just above $2 million, sales on Fisher Street average $3 million.

Golden Grove's Stoneleigh Road commands a median price of $1.2 million, while Somerton Park's Eton Road and Lockleys' Willingale Avenue both soar well above their respective suburb averages.

Church Terrace in Walkerville is one of the most expensive on the newly released list, with its close proximity to the city, schools and larger blocks.

"Often there is something about a street that attracts more luxurious homes, often it's big blocks," Conisbee said.
