Break out star revealed in amazing home listing: 'This is how you sell a house'

One person has probably increased their chances of selling their home immensely with a subtle and adorable addition to their photos.

A US home, listed for $1.69 million ($AUD 2.2 million) in California, flaunts a lavish backyard, five bedrooms, five and a half bathrooms, and a sprawling 362 square metres of land.

However, it was the addition of their owner's small dog that truly sold the place.

In the 33 photos documenting the house, a tiny pup can be seen in 30 of them, lazing about, playing in the background and generally making the residency look like a loving home.

A photo of the property's bathroom captures the dog sitting in the bathtub, while an image of the study sees the curious pup seated at their "desk".

The dog even waits at the home's decadent outdoor dining area, posing for potential buyers to flaunt how wonderful a meal 'al fresco' would be in the place.

A listing of the property describes the "custom house" as boasting "two master suites, grand living areas highlighted with open floor plans and towering ceilings, extensive redwood decking, 5-space garage with full bathroom, huge service-yard for trailers, boats and other big 'toys', and there's even an apartment for your caretaker or guests," with "lots and lots of extra 'bells and whistles' too," 

Users were quick to spot the breakout star in the property listing, when images of the house were posted to the real estate Instagram account Zillow Gone Wild.

Racking up nearly 40,000 likes on the post, users widely questioned whether the dog came with the home.

"STOP IT! I would buy this house just because of this little fella!" wrote one user.

"If the dog doesn't come with the house, the whole ad is totally unfair," said another.

While a third simply said "this is how you sell a house."

In one of the images of the home's impressive living room quarters, the dog appears to greet potential buyers while sitting on a lounge nestled between an antique piano and plant decoration.

One photo features the dog sitting on the accessibility seat at the bottom of the home's stairs.

Many users joked the million dollar property was the "perfect starter home for a bachelor dog".

"This is the most wholesome listing ever!" declared one person.

Safe to say, there's a new definition for being "in the dog house."
