High-density living remains a touchy topic in some Perth suburbs but the success of the historic Raffles could help ease the pain, a report has found.

The Committee of Perth has released a report into the controversial transformation of the art deco building in Applecross from a rundown and jaded hotel to exclusive high-rise apartments.

Chief executive Marion Fulker says the Raffles redevelopment shows rigorous community consultation is key to the success of future infill and high-density projects in Perth.

"High-density living was negatively associated with social housing (but) opinions are starting to change," Ms Fulker said.

"Having said that, high-density and urban-infill still remains a sensitive topic in some Perth's suburbs."
