How long it takes to sell a home in your suburb

Properties are languishing on the market for an average of more than 500 days in some suburbs of Sydney amid an increasingly sluggish housing market.

9NEWS can reveal both the worst affected areas - and the hotspots where homes continue to sell within weeks of going up for sale.

New data compiled by realestate.com.au reveals Colebee in Western Sydney is the city's hottest suburb for quick house sales, with a median of 14 days on the market.

In second place is Mount Vernon in south-western Sydney at a median of 18 days, followed by Como in the Sutherland Shire at 21 days and North Bondi at 22 days.

In stark contrast, vendors are struggling to offload homes in more isolated suburbs on the outskirts that aren't well connected to public transport.

Houses in Berowra Waters remain on the market for a median of 608 days, while those in Box Hill were up for sale for 154 days and in Scotland Island in the Northern Beaches for 152 days.

When it comes to units, the Blacktown region performs disproportionately poorly in taking a long time to sell.

The longest median time on the market is 575 days for Schofields, while Stanhope Gardens, Kellyville Ridge, Doonside and Toongabbie all take between 75 and 100 days to sell.

On average across Sydney, houses are on the market for 35 days and units for 34 days.

However, waits are much longer in Blacktown, the south-west, outer west and Baulkham Hills than the eastern suburbs, city and inner south and Northern Beaches.

Blacktown real estate agent Andrew Chrysanthou said prices are stabilising after a drop and homes are selling, but it is taking longer.

"I think just mainly lending conditions," he said.

"People just can't seem to get the funds to put offers in.

"Average time on market for us was anywhere from three to five weeks.

"It's definitely now gone anywhere from six to eight weeks, six to nine weeks."

The data is based on the average number of days properties take to move from "buy" to "sold" in the six months up to May 31 of this year.
