In a city divided by the Swan River, Perth's great property debate continues to capture attention.

Last year, both the northern and southern suburbs experienced growth, but one emerged as the more popular choice.

According to real estate experts, the northern suburbs are considered livelier, with more attractions and a higher population density.

Naturally, renting or buying property in these areas tends to be more expensive compared to the southern suburbs.

On the other hand, the southern suburbs offer larger blocks of land, making them traditionally more appealing to families.

There are also more schooling options and parks in the south, as highlighted by the Real Estate Institute of Western Australia (REIWA).

Property expert Gavin Hegney describes the city's property market as a "seesaw effect", with growth alternating between the north and south over time.

"I know that's sitting on the fence and going both ways, but sometimes we see the expansion happening south, and sometimes we see the expansion happening north," he said.

This week, the Perth property market saw an increase in the number of houses on the market, with 4932 properties available. 

Additionally, 970 properties went under offer or were sold. 

Baldivis, Perth, Scarborough, and East Perth emerged as the top-selling suburbs.

The rental market also showed promising signs, with more than 2100 rental properties available and 724 properties rented out this week, surpassing the previous week's figures.
