Mount Pleasant revealed as Perth's top growth suburb

Perth's property market has taken a hit but some suburbs are bucking the trend.

Southern suburbs close to the city are performing strongly, with real estate agents claiming they haven't seen prices this high in decades.

Mount Pleasant is one of the few suburbs in Perth that is in demand.

Houses there have increased by more than 25 percent over the past year to a median price of $1.2 million, making it the city's top growth suburb.

Houses in Kensington and South Perth are also on the up, followed by West Leederville and Glen Forrest.

Real estate agents say close amenities and nearby infrastructure projects are helping to drive demand.

Property experts also say there's growing demand for houses located in sought after government school catchment zones.

Buyers are happy to pay a premium on property knowing they can save on private school fees.
