A teenage boy is in a critical condition after falling two storeys while trying to rob a unit in Sydney's south.

The 16-year-old was found unconscious on the ground outside an apartment block at Arncliffe at 6.30am on Sunday.

Police say the Rockdale teenager fell from a second-storey window during a robbery spree at the unit block with a 21-year-old accomplice.

A number of properties had been broken into on Saturday night and Sunday morning.

The 21-year-old man was later charged and will face Kogarah Local Court on January 6 over the thefts.

The boy remains in an induced coma in a critical condition at St George Hospital.
