Last year, Fiona Martin's four-bedroom investment property was spotless.

Months ago, Fiona claims her tenant stopped paying rent, racking up a debt of more than $30,000.

After battling bureaucracy and tribunals, Fiona has finally got the renter out.

But inside, bags of rubbish, empty coke bottles, animal faeces and bird seed fill the home in Sydney's north.

While she's out of pocket tens of thousands of dollars, Fiona's gripe isn't with her former tenant.

"It's always been with the system, from the moment we knew we had a problem," she told A Current Affair.

Fiona says she even tried to find her tenant a place in public housing.
